Flat & low-slope roof repair

Start with the roof—not the stain
A ceiling stain can be several feet from the entry point. Water may travel beneath the membrane, through insulation or along deck joints before it shows inside.

We inspect laps, transitions, walls, curbs, pipes, scuppers, drains and the surrounding field—not only the spot directly above the interior damage.
A focused repair makes sense when the adjacent roof can support it. Widespread moisture, repeated leaks or a worn-out system can change the honest recommendation.
Systems we service
Compatibility matters. The new membrane, adhesive, reinforcing and surfacing must work with the roof that remains in place.
Asphalt and reinforcing plies, often surfaced with gravel. Repairs may require clearing aggregate, opening failed layers, replacing damaged material, reinforcing transitions and restoring the surfacing.
Localized repairs can use compatible base, smooth and cap materials, installed by an appropriate torch-applied, cold-process or other approved method for the existing assembly.
Multi-ply repairs can be built with self-adhered membranes or cold-process adhesives where those materials and application methods fit the roof and site conditions.
Open seams, punctures and failed details may be cleaned, prepared and repaired with compatible membrane and heat-welded patches after moisture and substrate conditions are checked.
EPDM requires system-compatible cleaners, primers, cover tape, uncured flashing or membrane patches. Generic roof cement is not a substitute for a compatible detail.
Details and damaged coating can often be cleaned, reinforced and recoated. A broader restoration may be considered only when the existing roof is dry, sound and compatible.
Where flat roofs leak
The roof field matters, but penetrations and drainage details receive movement, water and service traffic that can accelerate failure.
Open welds, fishmouths, wrinkles, punctures and membrane movement can create a direct path beneath the roof.
Loose clamping rings, failed tie-ins, blocked flow and deteriorated sealant can keep water at the most vulnerable point.
HVAC curbs, pipe flashings, pitch pockets, supports and conduits all interrupt the waterproofing plane.
Terminations, counterflashing, edge metal and wall transitions move differently than the roof field and need durable tie-ins.
Trapped moisture and soft substrate can spread beyond the visible opening. Unsound material must be addressed before it is covered.
Solar work, HVAC service and repeated foot traffic can puncture or stress the roof around busy access paths and equipment zones.
From a real Zenith job
Rain was in the forecast and the property wanted a focused repair. We traced the problem areas, opened the existing assembly, rebuilt the repair zones and tied them into the surrounding BUR system.
What this job shows: a tar-and-gravel repair is more than smearing mastic over the surface. The gravel and failed layers have to be moved, the repair has to reach sound material, and the perimeter has to be reinforced before compatible surfacing is restored.
The method follows the system
The right choice comes from field conditions—not from forcing one product onto every roof.
For compatible TPO, PVC or EPDM, the area is cleaned and prepared before a system-specific patch, seam or flashing repair is installed.
A torch-down opening may be rebuilt with compatible base material, a smooth or intermediate ply and an APP cap sheet, depending on the existing assembly.
Self-adhered membranes and cold-process adhesives can build a compatible multi-ply repair where site conditions or the roof system favor those methods.
Roofing cement with embedded fiberglass reinforcing fabric and a protective top layer can strengthen compatible BUR and modified-bitumen transitions and details.
Localized work may include opening the surrounding roof, correcting the tie-in, resealing or replacing components and restoring positive drainage where feasible.
On a suitable dry roof, silicone can simplify restoration around extensive solar, HVAC and electrical equipment—but coating is not a cure for trapped moisture.
Repair, restore or replace?
A repair can be the right investment, a practical bridge or poor value. The difference is the condition of the roof around the leak.
Best fit for a localized puncture, seam, pipe, curb, drain or scupper when the nearby roof is dry and serviceable.
Used when the water path or damaged material extends beyond a small surface detail and a larger area must be rebuilt.
May fit a compatible roof with sound, dry substrate—especially where a crowded equipment layout makes tear-off disruptive.
Often the stronger value when wet insulation, widespread deterioration, repeated leaks or end-of-life materials are no longer localized.
An honest note about old BUR roofs
Tar-and-gravel roofs can be repaired, but an isolated repair does not renew the surrounding aged roof. If the system is brittle, saturated or leaking in several areas, we will tell you before you spend money expecting a new-roof result.
We can inspect the system, isolate the likely entry point and show you whether a focused repair, broader restoration or replacement is the more responsible next step.

Sometimes. A localized repair can be reasonable when the surrounding built-up roof is still serviceable. On a very old, brittle or broadly deteriorated roof, the same repair may only be a temporary and relatively expensive bridge. We will explain that distinction before work begins.

Yes. These are common leak points. A focused repair may involve opening the surrounding membrane, rebuilding the tie-in, reinforcing or replacing flashing materials, resealing components and restoring drainage.
A compatible silicone restoration may make sense when the existing roof is dry and serviceable, particularly on a busy roof with solar panels, HVAC equipment and extensive electrical conduit. It is not a shortcut over wet insulation or unsound roofing.
Often, yes. Access, penetrations, equipment supports and service paths all affect the scope. We assess whether a spot repair is practical or whether a compatible coating or larger sectional repair provides better continuity.
There is no responsible one-number answer. Service life depends on the system, moisture, attachment, drainage, age and condition of the surrounding roof, and whether the leak is truly localized. We explain the likely limitations with the proposed scope.
