Zenith completed a whole-roof maintenance service, replaced broken concrete tiles, reset displaced pieces and renewed compatible sealant at roof penetrations and other applicable roof details.
Zenith reviewed the accessible roof surface and found broken and shifted concrete tiles, areas where the material below had become exposed, and aging sealant at roof penetrations and other applicable details.
The roof did not require a complete lift and lay or replacement. The correct scope was a whole-roof maintenance service: correct the tile field, replace broken pieces, reseal penetrations and maintain vulnerable ridge, valley and flashing details where needed.

Zenith corrected the repairable conditions across the accessible roof instead of turning maintenance into an unnecessary replacement. Broken and shifted tiles were addressed, roof penetrations were maintained and compatible sealant was renewed at applicable details.
On this roof, the responsible scope included the accessible tile field, penetrations and compatible sealant details. Maintenance can preserve a serviceable tile roof, but it is not a substitute for a lift and lay when underlayment failure is widespread.
