Lifted and staged the tile
Reusable Monier Homestead concrete tiles were removed carefully and organized on the roof for relay.
The existing Monier Homestead concrete tiles were carefully removed and staged while Zenith repaired damaged decking, renewed the waterproofing and flashing details, and reset the serviceable tile.
The two-story home had serviceable Monier Homestead concrete tiles, but the aging underlayment and hidden roof details were no longer a reliable foundation for another isolated repair. A lift and lay allowed the original tile to be preserved while the assembly below it was opened, inspected and corrected.
Once the tile and old underlayment were removed, localized damaged wood was replaced. Zenith then installed the new underlayment and flashing system before resetting the existing tile across the completed roof sections.
This was a complete tile lift-and-relay scope, not a surface coating or another patch over aging underlayment.

Two layers of Titanium UDL50 were installed across the field, with Titanium PSU30 self-adhered membrane at vulnerable details.
New valley metal, drip-edge flashing and upgraded pipe flashing were integrated with the underlayment.
The serviceable concrete tiles were relaid to preserve the home’s established roof profile and appearance.
The photographs document the parts of the roof homeowners normally never see once the tile has been reset.





From the exterior, the home retained the established Monier Homestead tile profile. The major improvement is below the surface: repaired decking, two layers of Titanium UDL50, self-adhered PSU30 at selected details, and renewed flashings documented before the roof was closed.
Concrete tile can often outlast the original waterproofing below it. When the tile remains reusable, a properly scoped lift and lay can renew the deck, underlayment and flashing system without requiring a completely new tile roof.
